A rent agreement is the written record of who has let the house or shop, who has taken it, the rent, the deposit, and the period. In Surat it is also the paper most often used as address proof for a passport, a driving licence, a bank account, or a gas connection. Notary, stamp, and registration
These are not the same step. Stamp duty is paid under the Gujarat Stamp Act so the document is properly stamped. A notary identifies the signatories. Registration at the sub-registrar is compulsory for a lease of immovable property from year to year, or for any term exceeding one year, under the Registration Act, 1908. Many families choose an 11-month term and notarise it. That is common, but a bank or a visa file can still insist on a registered agreement. Ask the office that will receive the paper before you pick the cheaper option.
Describe the property the way the bills do
Use the address as it appears on the electricity bill or the property tax bill. If the light connection is still in a previous owner’s name, say so honestly in your own records and plan a name transfer separately. The tenant does not become the owner by paying the bill.

- Monthly rent and the due date
- Deposit amount and when it is returned
- Who pays society maintenance and electricity
- The notice period for vacating
- Whether the owner may increase the rent, and from which month
Both the owner and the tenant should sign with the same name that appears on Aadhaar. A mismatch here shows up again when the agreement is used as address proof.
